Simple rules

• A simple, clear and short (four-page) tenancy agreement without any questionable provisions
• You sign the contract directly with the landlord and not with the subletting tenant. No intermediaries from real estate agencies or landlord representatives – without commission.
• Rent paid by bank transfer only. Deposit paid by bank transfer only. The deposit is returned upon the handover of the premises by bank transfer and the tenant receives a confirmation of the transfer.
• We issue invoices. For sole traders and business owners, the invoices can be issued on the company and settled as tax-deductible expenses.
• For foreigners, apart from transfers in PLN we accept transfers in Euro.

• As our company is often recommended by universities to their students from other cities or from abroad, we offer remote rental services:
  • Photos for getting acquainted with the offer
  • A 3D walk-through the apartment
  • A video call from the apartment with one of the tenants and/or landlord
  • Sending a friend for a personal on-site visit
• Once you have passed the above stage and accept our offer, we will provide you with a tenancy contract template for you to complete with your data and we will send you a signed contract by email.
• The reservation / rental process ends with a deposit payment, following which we meet on the day you move in.

Besides the contract, we ask our tenants to follow these 10 simple rules:

1. Respect the tenants you share the apartment with.
2. Respect the apartment you have rented.
3. Make sure that you leave the bathroom in the same condition that you would like to find it. Have everything you need there to flush or wash the toilet, shower or wash basin.
4. Take out your laundry from the washer-dryer so that others can use it.
5. After preparing your meal, clean up the kitchen and do not leave dishes in the sink. Wash them or put them in the dishwasher.
6. If the dishwasher is full, turn it on; if not, leave it for others to fill up and turn on later.
7. Once every five weeks, you will be on rubbish take-out duty, so respect your schedule.
8. Keep quiet, especially in common areas of the apartment.
9. Report any faults or problems so that we can repair or remedy them.
10. Your guest can stay overnight occasionally but cannot move into your room.

Who are our tenants?

• Our rooms are for singles only. For couples, we have apartments.
• Young people of school or university age and people in the 25+ age group.
• Most of our tenants are from Poland but we also have students from abroad.
• We only rent directly to make sure that the new tenants get along well with other tenants in terms of culture and customs.

Once a year, we conduct a tenant satisfaction and needs survey in the dynamically changing environment:

• Our most recent tenant satisfaction survey was concluded in the first quarter of 2021.
• 80% of our tenants completed the survey and returned it to us.
• The total satisfaction rating we received from our tenants was 9.5 out of 10 ( where 1 means very dissatisfied and 10 means very satisfied).
• The feedback from our tenants allowed us to better understand their needs during the pandemic and address them with a range of new investments e.g. to facilitate remote working, etc.
